About the Programme
The Property Route Europe Still Sells
Greece is the European golden visa that still runs on a property. Since 2024 the threshold depends on where the property is — the highest tier in Attica, Thessaloniki, Mykonos, Santorini and the larger islands, a middle tier elsewhere, and the lowest for conversions of commercial buildings and restorations of listed ones — and the permit runs five years, renewed while the property is held. Short-term letting of a golden-visa property is restricted, which matters for anyone buying it to earn.
There is no minimum stay, the whole family is included, and the Schengen Area is open to the holder. Citizenship is a separate matter: seven years of actual residence and a Greek language test, which is not what most golden-visa holders have in mind. It is a route we refer rather than transact, and the comparison with the UAE and Türkiye is the one worth reading before choosing it.
