About the Programme
A Base in the Gulf, Held on a Property
The property route is the simplest of the Golden Residence’s categories: a completed property with a title deed at or above the threshold, registered in the applicant’s name, and an application through the federal authority. The visa runs ten years and is renewed on the same property; the family is sponsored under it; and the holder is exempt from the six-month absence rule that cancels an ordinary residence visa.
It is a residence, not a nationality, and it should be chosen for what it is: a legal base in Dubai without an employer, no tax on income earned anywhere in the world, and a property that lets at a market yield while it is held. Many of our clients hold it alongside a Turkish passport — the two answer different questions, and they are not exclusive.
