UAE Golden Visa: What Has Changed for Property Investors and What Is Rumour

ByMulti Mulk Newsdesk·Published on:·5 min read

Investors weighing the UAE Golden Visa are meeting a steady stream of claims: a lifetime visa, residency from crypto holdings, new salary and property tests. According to a rules summary published in August by the visa-services site Dubai Visitor Visa, the real movement in 2026 is narrower than the headlines suggest. It centres on how Dubai property applications are assessed, plus a handful of nomination routes. Several viral claims, it says, have been officially denied.

This article relies mainly on that single secondary source, which in turn says it checked government pages. It is a commercial publisher, not an authority. Anyone acting on a threshold should confirm it with the issuing body, such as the Dubai immigration authority (GDRFA) or the federal Identity, Citizenship, Customs and Port Security authority (ICP).

The programme itself has not been replaced

The summary stresses that the Golden Visa is not new in 2026. It describes a long-term, renewable residence programme in place since 2019, with no local sponsor required and family sponsorship included. Terms run for 5 or 10 years depending on category, and most investor and talent routes are described as 10 years.

It also says there is no single official 2026 announcement that replaced the framework. Instead, the programme has been adjusted piece by piece by different authorities. For an investor, that means the headline rule depends on which authority is assessing the application and which category is used.

The property route: what is reported

The property route is the one most relevant to buyers. The summary gives the threshold as AED 2 million or more in value certified by the Dubai Land Department (DLD), which can be a single property or a combined portfolio.

The reported change concerns payment conditions. The summary says an upfront-payment condition, which it describes as 50% or AED 1 million, was reported removed from 20 February 2026. On that reading, mortgaged and off-plan property can qualify against the certified value, subject to a bank no-objection certificate. The site labels this a recent initiative and says the removal was reported through Gulf News and Khaleej Times coverage rather than a single official notice. Treat it as reported, and ask for current written confirmation of how a specific unit is assessed.

The practical point is that the test is certified value, not the price on a sales contract. Off-plan purchases and mortgaged units can raise questions about what has been certified and what a lender will release. Those are matters to settle before committing funds, not afterwards.

Other routes mentioned

The summary lists a skilled-professional route with a minimum monthly salary of AED 30,000, which it says GDRFA and Abu Dhabi's Department of Economic Development currently publish. Evidence is described as six months of bank statements showing salary transfers plus an employer salary certificate. The official service pages, it notes, say "monthly salary" without specifying basic pay only.

It also describes Dubai-specific nomination initiatives for private-sector teachers, assessed through KHDA or RAK DOK, and for Dubai Health nurses with 15 or more years of service, effective from May 2025. These are narrow and unlikely to matter to most property investors, but they show where the programme has actually widened.

The summary also lists two benefits that matter to internationally mobile families: spouse and children can be sponsored for the same duration as the visa, with no salary threshold on the sponsor, and holders are exempt from the standard 180-day absence rule.

Claims officials have denied

The same source says two widely shared claims have been officially denied. First, there is no general lifetime Golden Visa; it cites the ICP. Second, crypto investment alone does not qualify; it cites the ICP, the Securities and Commodities Authority and the Virtual Assets Regulatory Authority.

The lesson is about sourcing. When a social post promises a new category, look for the issuing authority's own page. If the only evidence is an agent's advertisement, it is not a rule.

How it compares with other residence routes

The UAE route is property-led and does not, on the summary's account, require a fixed investment fund or donation. Portugal works differently: the Global Residence Index describes routes there as a EUR 500,000 fund investment or a EUR 250,000 cultural contribution, with a physical presence requirement of about seven days a year. That is a third-party summary, and thresholds should be checked against official Portuguese sources. Our earlier look at Portugal and Cyprus covered backlogs and a planned tightening, and our Greece, Portugal and UAE overview sets the programmes side by side. Residence is also not citizenship. A Golden Visa gives the right to live in the UAE for its term; it does not confer a passport. The question of which suits a family is covered in residency or citizenship.

What to check before buying

  • Confirm with the relevant authority how the DLD certifies the specific unit, particularly for off-plan stock.
  • Ask whether a mortgage affects eligibility and what bank documentation is needed.
  • Check the issue date and source of any threshold you are quoted. Rules change.
  • Confirm who is on the application and how dependants are sponsored.
  • Keep the residence goal separate from the investment case. A property should stand on its own merits.
