MM-022 follows a luxury waterfront architectural concept inspired by the sea and the movement of waves. Its façades transition from earth tones on the lower floors to grey and blue tones above, while modern interpretations of Seljuk motifs characterize the entrances. The project combines floor gardens, wide terraces, natural grass, a biological lagoon, and Baroque-style landscaping inspired by Ottoman and French palace gardens, creating a strong connection between architecture, greenery, and the Marmara Sea.
MM-022 is publicly listed as having undergone a ground survey and building inspection and as being constructed in accordance with the applicable earthquake regulations. However, no standalone project-specific earthquake certificate, concrete grade, foundation-depth specification, or published seismic-performance rating has been identified.

Location & Strategic Importance Bakırköy is one of Istanbul’s most established and prestigious European-side residential districts, forming a major coastal, commercial, healthcare, and lifestyle corridor west of the historic peninsula. Located along the northern shore of the Marmara Sea, Bakırköy lies west of Zeytinburnu and extends through its central commercial district toward Ataköy, Yeşilyurt, Yeşilköy, and Şenlikköy. The district provides access to Kennedy Caddesi, D100/E-5, Marmaray, metro services, and coastal transportation connections. From a real-estate perspective, Bakırköy’s strategic value comes from combining mature residential neighborhoods, limited coastal land, established urban infrastructure, and strong connections to central and western Istanbul. Unlike developing suburban districts, its value proposition is based on established residential prestige, lifestyle quality, extensive services, and the renewal of older housing stock.
Major Neighborhoods & Areas Bakırköy contains several established residential and commercial micro-markets, including Ataköy, Yeşilyurt, Yeşilköy, Şenlikköy, Kartaltepe, Zuhuratbaba, Osmaniye, and the central Bakırköy neighborhoods. From a real-estate perspective, the key areas are:
Ataköy: One of Bakırköy’s most established premium residential markets, characterized by planned housing developments, green spaces, residential compounds, and access to the Marmara coastline. Its investment appeal is supported by family demand, organized residential infrastructure, and limited comparable premium housing.
Yeşilyurt: An established upscale coastal neighborhood featuring premium apartments, relatively low-density residential areas, and convenient Marmaray access. It appeals to buyers seeking prestige, coastal proximity, and long-term residential stability.
Yeşilköy: A prestigious residential and lifestyle destination known for established housing, coastal recreation, restaurants, and neighborhood character. Its premium positioning is supported by coastal scarcity, mature infrastructure, and long-standing residential demand.
Şenlikköy: A relatively low-density residential market associated with the Florya-side coastal corridor. Its investment appeal comes from spacious housing, established family demand, and access to green spaces and recreational facilities.
Central Bakırköy: A mature mixed residential and commercial market with extensive retail, schools, healthcare, and transportation facilities. Its older building stock creates opportunities for urban renewal and replacement housing.
Kartaltepe & Surrounding Renewal Areas: Established residential neighborhoods experiencing planning changes and building redevelopment. Their investment potential is linked to structural modernization, neighborhood services, and central accessibility.
Over the last five years, Bakırköy’s development has increasingly focused on earthquake resilience, urban regeneration, replacement of older buildings, and improvements to residential infrastructure. Planning initiatives in 2025–2026, including block-scale redevelopment work in Kartaltepe, are intended to facilitate renewal across established residential areas.
Transportation & Connectivity Bakırköy is one of western Istanbul’s well-connected districts, benefiting from Marmaray, the M3 Bakırköy–Kirazlı metro line, major highways, coastal roads, and sea transportation services. Marmaray serves Bakırköy, Ataköy, Yeşilyurt, and Yeşilköy, providing direct rail connections toward the historic peninsula, Istanbul’s Asian side, and the wider Halkalı–Gebze corridor. The M3 Bakırköy–Kirazlı metro line improves connectivity with İncirli, Kirazlı, and the wider Istanbul metro network, with integration to Marmaray at Bakırköy Özgürlük Meydanı. The D100/E-5 and Kennedy Caddesi provide additional road connections toward Zeytinburnu, central Istanbul, and the western districts, while coastal transport services further support regional accessibility.
Schools & Education Bakırköy offers an extensive network of public and private schools, including established primary and secondary schools, private colleges, kindergartens, and specialized educational institutions. Residential areas such as Ataköy, Yeşilköy, Yeşilyurt, and Şenlikköy provide access to educational facilities serving long-established family communities. The district also offers convenient connections to universities and higher education institutions across central and western Istanbul. The availability of educational facilities, together with mature residential infrastructure, supports Bakırköy’s reputation as a desirable district for families and long-term residents.
Hospitals & Healthcare Bakırköy is one of Istanbul’s established healthcare centers, offering access to major public and private hospitals, specialist clinics, and medical institutions. Important facilities include Bakırköy Dr. Sadi Konuk Training and Research Hospital, Acıbadem Bakırköy Hospital, and Bakırköy Prof. Dr. Mazhar Osman Mental Health and Neurological Diseases Training and Research Hospital, alongside other specialized healthcare centers. The district’s extensive medical infrastructure supports its residential appeal and provides healthcare access for families, professionals, and international residents.
Shopping & Lifestyle Bakırköy is a major shopping, entertainment, and lifestyle destination, featuring established commercial centers, restaurants, cafés, waterfront recreation, and premium residential neighborhoods. Major shopping destinations include Capacity Shopping Center and Carousel Shopping Center, while central Bakırköy offers extensive traditional retail streets and everyday commercial facilities. Ataköy Marina, the Yeşilköy waterfront, and the Florya-side coastal areas provide opportunities for waterfront dining, walking, recreation, and leisure activities. Yeşilköy and Şenlikköy are especially known for their established neighborhood atmosphere, restaurants, green spaces, and proximity to the Marmara Sea. These facilities reinforce Bakırköy’s appeal among families and residents seeking a balance of premium residential living, urban conveniences, and coastal lifestyle amenities.
نظرة على السوق
From an investment standpoint, Bakırköy can be positioned as a mature, premium, and relatively supply-constrained residential market along Istanbul’s European-side Marmara coast. Its value proposition is built around established residential prestige, limited coastal supply, family-oriented neighborhoods, extensive healthcare and educational infrastructure, and convenient access to major transportation networks. Different micro-markets support different investment strategies: Ataköy for premium residential compounds and family demand; Yeşilyurt for established upscale housing; Yeşilköy for prestige and coastal scarcity; Şenlikköy for relatively low-density family living; and central Bakırköy for urban renewal opportunities, established services, and market liquidity. Unlike expanding outer districts, Bakırköy has limited greenfield development potential. New residential supply is therefore increasingly linked to urban regeneration and the replacement of aging buildings with modern, earthquake-conscious developments. The district’s established population, approximately 218,204 residents in 2025, supports a mature end-user housing market. Investment performance is influenced by property condition, building age, coastal location, site management, accessibility, and the availability of comparable premium properties.
PAST | Strong Capital Appreciation: Bakırköy has demonstrated substantial long-term nominal residential price growth, supported by its established premium residential character and demand for centrally connected housing. Historical listing-platform data referenced in the October 2026 module reports approximately 34.8% year-on-year residential sale-price growth and 68.0% rental growth in Turkish lira terms. Neighborhood-level performance has varied, with approximately 58.5% growth in Ataköy 2-5-6, 27.7% in Yeşilyurt, 32.1% in Yeşilköy, and 32.9% in Şenlikköy. Over the longer term, the district’s historical residential asking-price benchmark was approximately TRY 17,272/m² in October 2021. Compared with the revised October 2026 internal pricing range, this represents a nominal increase of approximately 913%–1,782%, with a midpoint comparison of approximately 1,347%. These historical comparisons use different pricing sources and are substantially affected by inflation and currency movements. They should not be interpreted as verified USD investment returns.
CURRENT | Premium Residential Market & Rental Returns: As of October 2026, the supplied academy model places Bakırköy residential prices at approximately $3,500–6,500/m², with a representative 140 m² property valued between $490,000 and $910,000, using an exchange-rate assumption of TRY 50 per USD. Monthly rental assumptions range from TRY 95,000 to TRY 200,000 (approximately $1,900–4,000), producing a modeled gross rental yield of 5.06% and an estimated 19.8-year gross amortization period before ownership expenses. Residential prices vary significantly across the district. Ataköy 2-5-6 is modeled at approximately $5,800–7,000/m²; Yeşilyurt at $4,500–6,500/m²; Yeşilköy at $3,900–5,000/m²; and Şenlikköy at $3,500–4,500/m². These are October 2026 internal training assumptions, rather than independently verified transaction averages. Actual property values and rental returns depend on location, structural quality, amenities, building condition, maintenance expenses, and buyer demand.
FUTURE | Premium Market Stability & Urban Renewal: Bakırköy’s medium-term outlook is supported by its mature premium residential base, limited directly comparable coastal housing, established transportation infrastructure, and the continuing replacement of older residential buildings. Urban regeneration initiatives, particularly within central neighborhoods and Kartaltepe, may improve earthquake resilience, residential quality, and the competitiveness of the district’s housing stock. The supplied academy model includes an illustrative 20%–25% potential uplift scenario for properties benefiting directly from redevelopment, improvements in building quality, better accessibility, or genuine coastal advantages. Under this scenario, the district’s reference range would increase to approximately $4,200–8,125/m², depending on the assumed uplift. This scenario is an internal sensitivity assessment, not a guaranteed market forecast. Future appreciation will depend on redevelopment delivery, market affordability, financing conditions, competing housing supply, and the preservation of premium residential demand. Investment Insight: Bakırköy combines established residential prestige, mature urban infrastructure, strong transportation connectivity, and limited premium coastal supply. Its investment appeal is supported by long-term family demand, high-quality residential neighborhoods, and opportunities arising from urban renewal. The district is particularly suited to investors prioritizing established locations, residential quality, and long-term asset preservation, while recognizing that purchase price, building condition, and market liquidity remain critical to investment performance.
