Neither is a small number. The difference is that in Türkiye the transaction costs are front-loaded, and in the UAE the ongoing costs — service charges in particular — deserve as much attention as the entry cost.
Timelines
- Türkiye: three to six months from title transfer to citizenship approval is a realistic estimate for a clean file; the property purchase itself sits before that.
- UAE: the Golden Visa can typically be issued within weeks of the property being registered, provided the medical and biometric steps are completed promptly.
If speed to status is decisive, the UAE is faster. If the status itself is decisive, speed is not the right measure.
Long-term planning considerations
Tax
The UAE levies no personal income tax, which is a large part of its appeal to those who intend to live there. Türkiye taxes residents on worldwide income and non-residents on Turkish-source income, including rental income from the qualifying property. Mobility
